Lootah plans handover of Shamal Terraces villas

DUBAI, February 17, 2015

Lootah Real Estate Development, a high-end real estate developer, plans to hand over  in May the villas being developed in the second phase of its Shamal Terraces project in Dubai, UAE.

Shamal Terraces Phase Two is a villa-based development and part of Shamal Community located at Jumeirah Village Circle, which is master-developed by Nakheel. The Shamal villas have a built-up area of 4,481 to 6,362 sq ft.

The company announcement comes following the launch of Shamal Community at Jumeirah Village Circle in April last year.

With an overall project cost of Dh350 million ($95.2 million), Shamal Community spans over 147,000 sq ft. It consists of the Shamal Terraces, a cluster of four-bedroom villas with optional swimming pools; and the Shamal Residences, a mixture of high-end studio apartments and one-bedroom lofts, said a statement from the company.

Following its launch in April last year, the project was committed to be completed in 15 months - May 2014 to July 2015.  As a first step, the enabling tender and main construction package were issued in May last year.

Being at the centre of Dubai and between two major highways – Sheikh Mohammed Bin Zayed and Al Khail roads, Shamal Community residents benefit from easy access around the city and the other emirates.

Saleh Abdullah Lootah, the executive director, said: "We are delighted about on-time completion and handover of our ready-to-move villas to our valued customers."

The development features high-end villas, expansive terraces, contemporary architecture with distinctive landscaping and availability of all amenities that enrich life.

Each unit has high ceilings, large glass sliding doors, spacious living areas, broad terraces, attached bathrooms, modern kitchen, swimming pool, a sauna, car garage, round-the-clock maintenance and security for the whole Shamal Community.
 
"With the start of new year, the LRED team is consolidating its strengths on customer-focused approach. That also helps keep us on track with our ongoing and future projects," stated Lootah.

Shamal Residences, a cluster of 1024 residential units, is due to be completed next year.

It  is a calmer, quieter and safer living environment with the fourth floor having duplex-type lofts with two levels - the lower floor for living/dining and kitchen and the upper floor for the bedroom, said the company statement.

Shamal Residences consists of affordable housing options equipped with innovative facilities for lifestyle housing, common pool areas separately built for men and women, fitness facilities, larger windows and balconies. In addition, post-sales property management, facilities management and leasing facilities are available, it stated.

Lootah pointed out that an investment into a strategic location of Shamal Community had a potential of high return in future as prices were competitive compared to those of nearby community developments.

Shamal Community is situated within close proximity of Al Maktoum International Airport, Expo 2020 site, shopping malls and Dubai’s commercial  districts of Dubai Media City, Dubai Internet City, Jebel Ali Free Zone.

Following an enormous response from investors and individual buyers, the company is planning to develop more neighbourhood communities in future, he added.-TradeArabia News Service
