New luxury student pads unveiled in London

Sole agent Wetherell is launching what are being billed as “London’s ultimate student pads” in the form of five newly refurbished and interior designed two bedroom apartments and a spectacular three-bedroom triplex residence.

The apartments are located in Fountain House on Park Lane in Mayfair, overlooking Hyde Park. They are available for immediate occupation priced from £2,250 ($3462) per week.

Wetherell pointed out that the new Fountain House apartments provide perfect luxury-lets for wealthy overseas students seeking a home in Mayfair.

Already, 80 per cent of the enquiries for the six Park Lane pads have come from international students and one has just been let to a 19-year-old fashion design student from North America, said the agent in its statement.

According to Wetherell, students living in Mayfair are a world away from everyday UK students living in normal digs.

Instead, some wealthy overseas students in Mayfair from the Middle East, North America, Asia and Africa can afford to pay over £2,000 per week for luxurious apartments in Mayfair, it stated.

"These newly refurbished apartments provide the perfect turn-key luxury-let and are available for immediate occupation. They would be perfect for a wealthy student, or are ideal for a City stockbroker, successful lawyer or couple wanting a London home," remarked its CEO Peter Wetherell.

"This is part of Mayfair’s residential revival, these properties are reverting back after decades of use as offices," he noted.

These students can rival city workers and advertising directors (the other obvious tenants for these luxury pads) and have generous six-figure allowances which enable them to shop on Bond Street, eat at Scotts on Mount Street and enjoy nightlife in elite venues such as Annabels, 5 Hertford Street and Whiskey Mist, added Wetherell.

Figures from the Government’s Higher Education Statistics Agency (HESA) reveal that there are some 107,000 international students studying in London, 40,000 from continental Europe and 67,000 from the rest of the world.

They spend £1.32 billion ($2.03 billion) every year on tuition fees; £1.36 billion ($2.09 billion) on accommodation and subsistence £600 million ($923 million) on private lets or halls of residence costs and £121 million ($186 million) through family visiting them in London, UK.

By country of origin, the largest group of international students come from China (18 per cent of all foreign students in the capital), followed by students from the USA (9 per cent), India (7 per cent), Hong Kong (5 per cent), Malaysia (4 per cent) and Nigeria (4 per cent).

The other significant foreign student nationalities are Saudi Arabia, Singapore, Pakistan, Canada and the UAE.

With its main entrance on Park Street, Fountain House is a grand nine-storey apartment building, originally built in 1935-38 under the auspices of legendry architect Sir Giles Gilbert Scott with detailed design by George Val Myer & F J Watson-Hart.

The building takes its name from its adjacent proximity to Hyde Park’s famous ‘Joy of Life’ Fountain, a circular water fountain decorated with bronze sculptures, designed by Thomas Bayliss Huxley-Jones.  

Within Fountain House, the developer Criterion Capital has undertaken a complete refurbishment and interior design in a series of apartments in order to create six luxurious homes ranging from 1,600 sq ft to over 2,000 sq ft in size.

With a brand new specification and interiors, the apartments are dressed by Alexander James Interior Design whose portfolio includes Sunseeker yachts, grand country houses and luxury London homes, said Wetherell.

Each of the two bedroom apartments has a spacious living/dining area with woodstrip flooring and mood lighting. The open plan kitchen/breakfast room has a fully-fitted designer kitchen with fitted grey units, stone worktops, frosted glass splashbacks and integrated Miele appliances.

According to Wetherell, some of the apartments have Juliet balconies or terraces, and some offer views over Hyde Park.

The master bedroom suites have deep carpets, a walk-in dressing room and stone floored and tiled master bathroom with twin basin, marble vanity tops, freestanding bathtub and walk-in double shower, it stated.

The second bedroom suite also benefits from a dressing area and stone lined ensuite bathroom. The triplex apartment provides three bedrooms with a bespoke glass central staircase and spacious entertaining rooms, said Wetherell.

Fountain House has lift and stairwell access and is complete with a grand pillared main entrance foyer with 16ft high ceiling, manned hotel-style concierge desk and cosy seating areas for arriving guests. The building has 24-hour porter and CCTV security, it added.-TradeArabia News Service
