Naseej embarks on path of smart, sustainable development

Leading Bahraini developer Naseej has embarked on the incorporation of sustainable development approaches into its current and future projects with the aim of delivering urban and smart communities across the kingdom.

Naseej's future projects include three new residential developments in Bahrain - at Arad, Barbar and Amwaj Islands - which will be developed in the short term.
 
The Nasayim Arad development sits on the edge of Arad Bay offering spectacular views of the bay and the open water situated in a warm and comfortable setting for families looking to buy their dream homes. 
 
Located in well sought after location and close to the Arad Fort, the area that surrounds Nasayim Arad is well-developed with roads, access, infrastructure, and services to support the population of the area, stated the developer. 
 
Nasayim Arad, the company’s seventh project, is within walking distance to Arad Fort, Seef Mall Muharraq as well as in close proximity to Bahrain International Airport, retail areas, hospitals, school, sports clubs. 
 
It is a seafront development featuring residential lands and villas for sale at prices that are suited for beneficiaries under the Ministry of Housing and Urban Planning’s various programmes to serve their housing needs, stated the Bahraini developer. 
 
The Barbar development, located within the Northern Governorate on Barbar-Budaiya road, is part of the company’s well-studied plans in selecting affordable housing projects in key areas in Bahrain where the demand exists.
 
Spread over a 150,000 sq m area, the project will also comprise land plots and residential villas and is meant for the social housing scheme beneficiaries.
 
In 2021, Naseej and its joint venture partner Ithmaar Holding Company signed a partnership agreement to develop the project, which is expected to be completed in 2024.
 
The Barbar development project is part of the company’s well-studied plans in selecting affordable housing projects in key areas in Bahrain where the demand exists.
 
Spread over a 150,000 sq m area, the Barbar project will see the development of land plots and residential villas along with key infrastructure. 
 
The third project, Investment Lands Project, boasts a strategic location as it sits near the main access of Amwaj Islands. Spread over a 125,000 sq m area, the mixed-use development will have the lion's share  allocated for residential villas and units as well as the sale of lands. 
 
Amwaj itself is home to several key developments and facilities such as the International School of Choueifat, New Amwaj Cinema and retail component, in addition to the area’s developed infrastructure and roads access links to Amwaj, Dilmunia Island and Muharraq in general. 
 
The land is in close proximity to the Bahrain International Airport and the main seaports, it added.
 
Since inception, the company has completed six real estate projects in Bahrain worth BD218.4 million ($576 million), including the development of over 2,981 housing units that vary from social and affordable homes, to medium-to high end residential units across several locations in the kingdom.
 
With over ten years of gained experience in the field of real estate and development, Naseej has establishment a track record with the public sector through its Public-Private-Partnership (PPP) project with the Ministry of Housing and Urban Development, remarked Naseej Chairman Shaikh Hamad Mohamed Al Khalifa.
 
On its successful PPP experience, Shaikh Hamad said Naseej was the first company to enter into such partnerships with Bahrain's public sector way back in 2010. 
 
"A project of national importance with a value of BD170 million, comprising 2,685 social and affordable residential units for Bahraini citizens spread across two key locations in Bahrain - Madinat Salman and Al Lawzi District in Hamad Town - was completed and delivered to the housing ministry in 2017," he stated. 
 
"With respect to Naseej’s completed projects portfolio, these include the PPP project with the ministry, Jumana Project for affordable housing, Yasmeenat Saar project for mid-high income, Basateen residential project in Busaiteen, and Naseej’s flagship project CanalView for luxury apartments located at the prestigious Dilmunia Island," he added.
 
Shaikh Hamad stressed that Naseej has been keen to strengthen its established partnerships with various governmental and private institutions, especially building strong relations with the government authorities and directorates given its past experience with a successful PPP delivery. 
 
The company aspires to deliver the very best in its real estate offering as well as positioning itself as the preferred choice for government projects as part of its track record in its successful delivery of the PPP housing project to the Kingdom of Bahrain, he stated.  
 
Shaikh Hamad highlighted that the PPP experience was successful by all standards, and Naseej was able to complete all projects according to the specified requirements and timelines in accordance with the Ministry of Housing and Urban Planning. This included the development of the housing units as well as the infrastructure to support these homes. 
 
"Naseej envisions this project to be an integrated community that will serve the residents as well as visitors, making Nasayim Arad one of Muharraq’s key residential communities that people aspire to live in with a residential offering that shall complement and serve the area as whole," remarked its CEO Amin Al Arrayed. 
 
The project consists of a combination of villas and land plots for sale at competitive prices for citizens and targets a large portion of people who may benefit from the Ministry of Housing’s schemes.
 
Giving the project update, Al Arrayed said preparations and special studies are progressing at a positive pace on the Nasayim Arad project and preliminary works on the project are likely to begin during this period.
 
Al Ansari Engineering Consultants has been signed up to implement, design and supervise the infrastructure works related to the villas, he noted.
 
Within the design and development of Nasayim Project, Naseej seeks to incorporate the elements of ‘smart’ home and technology as it considers making provisions to include these advancements into the homes will enable citizens to make future enhancements to their homes in bid to cut utility wastage.
 
"It will help them rationalise water and electricity consumption and achieve higher levels of efficiency and effectiveness," he added.-TradeArabia News Service
