MBR City - District One project enters fast-track

DUBAI, January 3, 2018

UAE-based developer Meydan Sobha, a joint venture between race track developer Meydan and leading real estate company Sobha group, said work is in full swing at its District One, the first residential district in Mohammed Bin Rashid Al Maktoum City, which has come to life in Dubai.

Enclosed by glorious green natural surroundings, the community presents one of the lowest-density villa and apartment developments in the heart of any international city, and with the first residents moving in earlier this year, it is becoming one of the most sought-after residential areas in the emirate.

A high-level delegation led by officials from the Dubai Land Department and Real Estate Regulatory Agency (Rera) recently toured the new Mohammed Bin Rashid Al Maktoum City – District One community to see the progress of the project.

Sultan Butti bin Mejren, the director general of the Dubai Land Department, and Marwan bin Ghalita, the chief executive of Rera were hosted by Saeed Humaid Al Tayer, the chairman of the Meydan Group, and other senior officials from both government authorities and the management of District One.

The delegation toured the 45-million-sq-ft development which comprises villas, mansions and the newly announced District One Residences, a collection of apartments in mid- to low-rise buildings, all with access to beachfront living due to a unique manmade body of water which flows throughout the community.

Bin Mejren said the new residential district in MBR City reflects the sustainable real estate prosperity that is currently taking place in the emirate.

"Whether it's for living, working or investing, the presence of such projects underlines the sustainable year-on-year growth of the real estate sector and offers more options for global investors," he noted.

District One brings together a 7-km water body,  beaches, a 14-km boardwalk, sweeping parklands and breath-taking architecture, he added.

"District One was designed in keeping with the vision of HH Sheikh Mohammed bin Rashid Al Maktoum, Vice-President, Prime Minister of the UAE and Ruler of Dubai, and is like nowhere else in the world," remarked Al Tayer.

"We are proud to be adding to Dubai’s status as one of the most desirable cities in the world in which to live. We have created a beautiful, luxurious community offering the most central freehold villa and apartment properties in the heart of the city’s centre, overlooking what will become the world’s largest manmade water body," he added.

The Water Body at District One offers residents exclusive access to swimming, paddle boarding, and other non-motorized aquatic leisure activities.

The hitech eco-friendly technology keeps the waters crystal clear, adding to the appeal of a feature which industry experts say will overtake golf courses to become the amenity of the future for luxury real estate developments.

The 8.4-km District One cycling and running track has become one of the most popular attractions in town for the UAE’s growing number of cyclists and runners since its launch in December 2015.

According to Al Tayer, two new tunnels have also been added to the track to ensure the safety of all those taking advantage of the free facilities, which are equipped with 386 solar light poles for eco-friendly and energy efficient light at night.

Located prominently, District One is situated next to the spectacular Meydan One leisure, commercial, and entertainment destination.

Meydan One will host the world's tallest residential tower, the tallest observation deck, the longest indoor ski slope and the largest dancing fountain as well as the upcoming Meydan One Mall, he stated.

"The prime location provides an aspirational lifestyle.  Owners are close to all the major routes into the city, providing quick access to the Dubai International Financial Centre, Downtown Dubai, Dubai World Trade Center and Dubai International Airport," explained Al Tayer.
