UAE-based Atara Development is taking The Residences at Sheraton Al Marjan Island Resort in Ras Al Khaimah, into its next chapter, introducing an evolved residential offering as Al Marjan Island continues to gain momentum as one of the UAE’s emerging destinations for tourism, hospitality and real estate investment.

The development, which got launched in January, has continued to progress on site, with construction advancing across shoring, piling and foundation works. 

Alongside this progress, Atara has evolved the residential mix to create a more focused collection of premium and luxury one- and two-bedroom residences, offering a broader range of layouts and sizes designed around the changing needs of the market, said the developer.

The current collection comprises 168 fully furnished Sheraton-branded residences, with one-bedroom homes ranging from 700 to 950 sq. ft. on average, and two-bedroom residences ranging from 1,150 to 1,380 sq. ft. on average. 

The offering combines a direct beachfront setting with private beach access, resort-grade amenities, rooftop lifestyle spaces, wellness facilities and hotel-style services, it stated.

The next phase of the project was recently presented to Dubai’s real estate community by Umid Bazarov - Chief Operating Officer at Atara Development, at the DPS Property Exhibition Centre, thus giving attendees a detailed overview of the evolved collection and the thinking behind its positioning within the rapidly developing Al Marjan Island market.

The presentation highlighted how the project has progressed from its initial launch proposition into a more focused residential offering, while construction continues to move forward on site.

The event also featured Khaled Assaf, Commercial Director at Marjan, who shared a broader perspective on Ras Al Khaimah’s continued growth and its emergence as an increasingly prominent destination for tourism, hospitality and investment. 

His discussion explored the emirate’s expanding tourism ecosystem, the growing presence of international hospitality brands, increasing investor interest and the evolution of its real estate landscape, before turning to the role of Al Marjan Island within this wider growth story.

Al Marjan Island is increasingly becoming a focal point within Ras Al Khaimah’s development trajectory, supported by growing hospitality investment, new destinations and infrastructure development, noted Assaf. 

The arrival of Wynn Al Marjan Island, alongside the expanding presence of international hospitality brands, is contributing to the destination’s growing profile among investors, residents and international visitors.

Against this backdrop, The Residences at Sheraton Al Marjan Island Resort brings together the recognition of an established global hospitality brand with Atara’s experience in waterfront residential development, remarked Bazarov. 

As the GCC’s first Sheraton-branded residences, the project represents an extension of the Sheraton brand into the region’s branded residential sector, while offering residents access to a beachfront lifestyle within a destination undergoing significant transformation.
